Self-catering Terms & Conditions

A deposit of 50% of the rental is payable if the booking is made more than 8 weeks before the start of the rental. Your dates are not reserved and confirmed until the deposit payment has been taken and authorised. The balance of your holiday shall be payable 8 weeks before the commencement of the rental. ‘Little Willows’ reserves the right to cancel a holiday where full payment has not been received by the due date having issued a reminder.

I ask for £200 Security deposit which is reimbursed within 7 days of departure less any penalties that may be incurred.

If you are forced to cancel your holiday due to unforeseen circumstances, you must inform ‘Little Willows in writing or by email immediately. In all cancellation situations, deposits are forfeited initially. I will make every endeavour to re-let the property but you will remain liable for full/part payment if I am only able to re-let part of the agreed period. I strongly advise that you take out travel and cancellation insurance to cover this eventuality. Insurance cover should cost approximately £10 from any reputable Insurance company.

The maximum number of guests is restricted to numbers stated on the website and agreed with the owners of ‘Little Willows’. Multiple occupancy is not allowed and only those guests noted in the booking details may occupy Little Willows. I reserve the right to refuse admittance or accommodate extra guests without seeking prior consent. I reserve the right to enforce extra payment if this condition is not adhered to. In addition, I reserve the right to refuse entry/bookings from guests who may in my opinion be unsuitable for the property concerned.

No liability is accepted for any injury, loss or damage to guests and/or their belongings, damage by or to any third party or for damage to any motor vehicle or its contents.

In the unlikely event the property is not available through circumstances arising out of my control such as a breakdown of domestic appliances, plumbing/wiring problems, exceptional weather conditions, health or accidents, I may be forced to cancel a booking but will ensure that I will do my utmost to find alternative suitable accommodation, which, if not acceptable, all monies will be refunded.

Any damage to the property is the responsibility of the hirer and the cost is payable upon demand – this is at the owners discretion and does not include minor things like broken glasses, although I would appreciate it if you tell me before your departure. If deemed appropriate, I will levy an extra cleaning charge if the cottage has been left in an unacceptable condition.

The owner of ‘Little Willows’ reserve the right to enter the property at any reasonable time with or without any maintenance staff for the purpose of repairs in the event that they may become necessary although I respect your right to privacy and will not disturb you unless the situation is absolutely necessary.

Check in time is not before 16.30 and check out time is 10.30. I request that guests arrive no later than 8pm without previous consent and depart no later than 10.30am unless previously agreed with me.

A daily £5 charge will be made for canine visitors. Please read my policy for accepting dogs.

I would appreciate the property being left clean and tidy upon departure. You are requested to make sure that the property is not exposed to any fire risk during your stay. Please ensure the property is securely locked and windows closed whilst you are out.

During the winter months the central heating is set to go on twice a day, morning and evening. Every effort is made to maintain the cottage at an even comfortable temperature. All radiators have individual thermostats for greater flexibility of control.

Self-catering Guests: there is a supplementary charge for self-catering guests who wish to have the heating switched on for longer periods of time.

During the summer months the heating is generally turned off. Guests are asked to speak to me should they wish to have the heating turned on.

Little Willows is non-smoking througout

I ask guests to respect the ‘no smoking’ policy when in the cottage

If guests wish to smoke outside I will provide an ash tray and ask that smoking is done well away from the cottage. Please do not leave cigarette butts on the ground or in the flower beds.

If guests are found to be smoking in the cottage there will be a penalty charge to cover fumigation of the areas affected so as to ensure that future guests are not inconvenienced.

I apologise if this all sounds very formal, but certain legal points have to be covered.

I promise everyone a comfortable and relaxing stay at ‘Little Willows’ and will do everything within my power to make your holiday a happy and memorable one.
